$12M penthouse sold in a few months

It took about two years to sell the $15-million penthouse, taxes included, at the storied Ritz-Carlton Hotel. Yet the top penthouse at the Chateau Maplewood, listed at $12 million plus taxes, has sold in just a few months.

Liza Kaufman, listing agent for both luxury condo projects, wouldn't disclose the exact price for the Maplewood penthouse, a 6,000-square foot condo with an expansive terrace and 12-foot-high ceilings in the former mother house of the Soeurs des Saints Noms de Jesus et de Marie.

The new 142-unit Maplewood project is being developed at a time when the Montreal luxury condo market has shifted to one favouring buyers, figures from the Greater Montreal Real Estate Board show.

A historic stone mansion at 174 Teddington Park Avenue has been sold for $17.5-million, just three years after investors paid $13.5-million for the property and sunk another $5-million into renovations.

The sale of the penthouse at the Montreal Ritz-Carlton Hotel and Residences might be the highest priced residential transaction ever in Quebec.
But despite selling for $13 million plus taxes, the opulent penthouse at the historic Sherbrooke St. hotel is significantly less expensive than a luxurious unit with similar amenities in Vancouver, or Toronto.
In Toronto's Yorkville district, a 9,000-square-foot penthouse at the Four Seasons hotel and residences -with separate living quarters for staff -is still on the market for a staggering $30 million.

Texas Billionaire Pays $46.5 Million for Colorado Ranch

Texas energy executive Kelcy Warren has bought a roughly 3,500-acre Colorado ranch for $46.5 million in what brokers believe to be the biggest residential sale in the U.S. this year.

The ranch, near Pagosa Springs, has acres of meadows and forests, plus lakes, seven miles of river and an 82-foot-long pool. There’s an almost 14,000-square-foot log cabin style main residence plus several guest cabins. There’s also a glass lodge with a retractable roof for spa activities.

Record house sale at Sun Peaks Resort

A couple of million dollars can still buy a lot of things these days, but it wouldn’t cover the cost of the most expensive pad at Sun Peaks Resort.

A home at the resort recently fetched $2.2 million — a record for residential property.

Liz Forster, managing broker at Sotheby’s International Realty Canada, told KTW the property was listed for only a month before it was snapped up.

So, what comes with all those zeros?

At 3,500 square feet, the home includes radiant in-floor heating, high-end appliances and a unique timber frame — not to mention a ski hill as a backyard.

“It’s actually a cross between a piece of art and a building,” Forster said.

The previously most expensive house at Sun Peaks sold for $1.5 million in 2006.

Fashion designer Tommy Hilfiger’s estate in Greenwich, Conn., has sold for $20 million, about $8 million below its original asking price. Sotheby’s International Realty says the 20,000-square-foot mansion is being purchased by a family who toured it in September. The mansion has eight bedrooms, nine bathrooms, a 2,000-bottle wine cellar, indoor basketball court, sauna, massage room with a waterfall, and home theater. Hilfiger purchased the home in 2005 for $18 million. It had been on the market since February 2008. (AP)

Falkridge Centre

An internationally known, year-round, luxury executive retreat centre in the Calgary region has sold for $13.1 million--Canada's most expensive residential real estate sale of the year.

The Falkridge centre in Priddis, which had been listed for $12.9 million, was sold to an unnamed Calgary oil and gas entrepreneur.

The property, which was owned by U. S.-based Haworth Inc., a manufacturing company, had competing offers.

The spectacular piece of real estate is located in the Foothills. The private compound is 27,000 square feet and sits on 5.26 hectares.

Since it was completed in 1997, Falkridge has played host to corporate executives, politicians and celebrities. It includes a main residence, guest house, gazebo and water tower.
